The offer price that is, not the price of that new blender revealed on the stage. Just ignore that. Many homes are receiving multiple offers to buy. There is simply not enough listings to meet the demand. What’s a buyer to do? You have to make sure your offer is appealing to the seller and, of course, your offer price is a major part of that. You have to get it right … right for you and right for the seller in order to get your offer accepted. The difficulty is in knowing if your price compares favorably with the other offers? And is it a reasonable price to pay? Will the appraisal the bank orders for your loan bear that out?
But the price is only part of the picture.

When you spot something you want you have to be ready to act. You’ll need to have the preliminaries for your loan worked out. You’ll need to know deep in your bones what you’re looking for so you’ll know it when you see it. Once something comes on the market and catches your attention , well, you’re probably not the only one to notice. You’ll need to decide in short order if you want this one or if you’d like to wait and see what’s behind door number three, or as we call it in the real estate business, the next house 😉 . When you’re putting in your offer there is no time for delay, no room for mistakes, no time to correct errors or miscommunications so they better not happen in the first place. In short, you’ll need to work up the cleanest, clearest, best offer you can to win in this contest.

How to Prepare
If you’re a buyer make sure that both you and your agent are ready to compete. You’ll be operating in a narrow time window, for some kinds of property extremely narrow. You may have a couple of days to decide and then again you may not. You need to be very clear about what you can and can’t live with in a home in advance. You need to be ready to look at houses right after they come on the market. And your agent needs to be ready to jump in there with you and support you in high gear when “The Right One” is spotted!
You know the boys scout motto “Be Prepared” … it applies here. Get as much out of the way that you can. That includes establishing a relationship with a buyer’s agent well before you find the home you want to make an offer on. A good buyer’s agent can guide you in ensuring you’ve got as much covered as possible before you hear that siren call, “Come on Down!!! You’re the next contestant on The Price is Right!!!”
